Keeping your system in proper order is imperative to keeping your basement dry - especially the pump!

MAINTENANCE OF YOUR SYSTEMS - For best results, it is a good idea to have Complete Basement Systems triplesani_332make a maintenance visit each year to thoroughly check your entire basement waterproofing system, especially the sump pump and liner. During this visit, other very important items will be checked and cleaned.

The annual service includes:
• Check Pump Operation - Float Switch, Intake, Check Valve, Impeller.
• Clean the Sump Liner of Sediment & Silt - Very Important!
• Change the Batteries in Your WaterWatch Alarm (should be done annually).
• Check the Discharge Line and Potential for Freezing.
• Inspect for Signs of Problems and Suggest/Implement Solutions.
• Suggest other ideas to further your waterproofing program. We have many important products that we didn't have before, to help keep your basement dry, livable & safe!

If there are any other systems installed in conjunction with a perimeter drain system, ask your serviceperson for any maintenance information.

MAINTANING YOUR SUMP PUMP(S) - Zoeller brand sump pumps are the finest pump available. They have a one-year manufacturer's warranty. If they fail, the manufacturer will repair or replace the motor at no cost. They do not pay for the labor to remove the bad pump and put in a new pump. We can do that for you, but there may be a service charge; however, pump failure in the first year is highly unusual.

The SuperSump is virtually maintenance free; however, there are a few points to be aware of:

  • Binder1_img_37What to do if the WaterWatch Alarm sounds off - This means that the water has risen above the level where the pump should normally turn on. The pump has stopped working for some reason.
  • We found that most pump failures are from power interruptions to the pump. Check to ensure the pump has not been accidentally unplugged or a breaker has not been blown.
  • If the top of the lid is wet because of water from another source (broken pipe, etc.), this water could run down the alarm probe from the top and set off the alarm. Pull out the probe & wipe it dry. This should deactivate the alarm. Insert probe back into sump lid.
  • Check the level of the water in the sump by removing the lid or grommet around the electrical cord and use a flashlight to check the water level. If it's within 6" of the top, then the pump isn't functioning. Call Complete Basement Systems for service.

We recommend checking your alarm twice a year (same time as your smoke detectors). Simply turn the switch on top of the alarm to "TEST" and a loud audible sound should be heard. If not, simply replace the 9-volt battery inside by removing the four face screws.

 

COMPLETE FOUNDATION DRAINAGE SYSTEM CHECK

Complete Basement Systems service department will check your foundation drainage system inside and out, and your entire basement environment and make recommendations to make your basement Dry, Livable, and Safe. List of items checked if applicable.

1. Sumps, Pumps and Alarms. Clean sump basin of all debris. Check all connections in sump system for leaks. Clean pump cavities, screens, body, floats, and check for proper operation. Test all factory options for proper operation. Test batteries for alarms and remote back up pumps. Check electric panel and receptacle for proper voltage. Test run unit and set float to manufacturer's specifications. (If applicable) Secure all safety lids. (If applicable). Products to discuss SuperSump, UltraSump, WaterWatch and CleanPump Stand.

3. Discharge Lines. Check all discharge lines and yard drains. Products to discuss IceGuard LawnScape, Downspout LawnScapes with Debris Filter, and RainChutes.

4. Walls. Check for cracks, bows and footing failure. Products to discuss FlexiSpan, CleanSpace Wall, WallSafe, ThermalDry Wall, BrightWall, PowerBrace, ReInforcer, and Piering Systems.

5. Floors. Check carpet and flooring check for concrete discoloration, odors and humitity. Products to discuss SaniDry, Condensation Puck, ThermalDry II, ThermalDry, and center laterals.

6. Windows and Window Wells. Check condition, operation, drainage and overall design. Products to discuss EverLast Windows, SunHouse, Egress Escape Windows, WellDuct, and well drainage.

Check to make sure landscape is not too high as to not allow moisture to go over the top of the foundation. Check gutter and flashings to make sure no moisture is entering building envelope. Check patio and sidewalks for proper slope and seal where slab and wall meet. Products to discuss LawnScapes, Debris Filter, RainChutes, IceGuards, CurtainDrains, and YardDrains.
